  • 95 New homes submitted to planning

    TJDA were recently instructed by Sunningdale House to prepare a full planning application for 95 new high-quality homes in East Kent. The traditionally styled dwellings will integrate a range of sustainable technologies including photovoltaic and air source heat pumps to create a highly sustainable development. The site layout incorporates generous areas of green open space with a high-quality landscaping scheme which integrates a mosaic of mixed native planting with sustainable drainage features and a newly positioned and enhanced public footpath and landscape buffer.

  • 'Bluetiles' given the go-ahead!

    We are delighted to have recently gained full planning consent for another bespoke waterfront residence in a prominent location on the north Kent coast. The scheme was carefully developed to holistically extend and re-configure an existing dwelling, whilst enhancing the biophilic relationship between the house and its breath-taking surroundings. The design approach called for a sympathetic materials palette and carefully considered approach to form, mass and construction detailing in order to open up panoramic views out to the seascape, whilst preserving and respecting the distinctive character of the original property.

  • Schools projects forge ahead

    We are pleased to have recently achieved a number of planning consents for local School projects, including extensions and alterations to accommodate a new Junior School, and a new extension to provide state-of-the-art medical facilities for St Lawrence College, Ramsgate. Work is now underway on the technical delivery packages!

  • Little Randolph's Farm

    Detailed planning has just been submitted for the re-development of this former farmstead in a rural location in the Weald of Kent for our clients Wedgewood Homes. Inspired by the local vernacular and the historic courtyard farms of the area, the scheme seeks to replace the dilapidated farm buildings with a collection of six luxury homes set around a central walled courtyard. The design represents a modern interpretation of the traditional Barn form, juxtaposing a contemporary approach to design and detailing with traditional materiality to create a distinctive scheme with a strong sense of place which remains sympathetic to its surroundings.

    This detached luxury 5 bed dwelling on the edge of the woods south of Chestfield has recently been completed to a very high specification. Having developed the design from concept stage through planning and technical delivery, we are please to now see it completed and on the market for a cool £1.5m.

  • Bespoke beachfront house gains consent

    At TJDA we absolutely love designing bespoke waterfront properties, so we were delighted to gain consent for this private new-build residence on the beach in Littlestone, Kent, just a stone’s throw from our award winning ‘Seascape’ development which we designed for luxury developer Sunningdale House. This time working with a private client, we set out to unlock the full potential of this unique beachfront plot, whilst responding to a challenging brief which called for a cohesive interaction between the internal and external living spaces, and panoramic vistas across the channel. The exposed coastal position, east-west orientation, and overlooked nature of the beachfront site resulted in a biophilic design response, which creates a series of interlinked internal and external microclimates, enabling occupants to comfortably inhabit different parts of the home at different levels, at different times of the day, throughout the seasons, whilst maintaining a degree of privacy and a strong sense of place. The form and materiality is a direct response to the location. The sloping roof pitches have a recognisable vernacular feel, and enable the building to sit comfortably within its context. Wrapped in a black timber yakisugi cladding, they are set upon a strong stone plinth clad in knapped flint and sourced from the shingle on which the site sits. Vertical fins provide both articulation and solar control to the large glazed facades to minimise overheating, and the south facing roof pitch accommodates a large bank of integrated PV panels to help minimise the buildings energy requirements.

    Working closely alongside our clients Guildcrest Commercial, and planning consultants Rebus Planning, this scheme for 34 general industrial units and 7 offices on land adjacent to Discovery Park in Sandwich has recently been submitted to planning.

  • Bespoke bungalow renovation underway

    Works have commenced on site for the comprehensive renovation and extension of this detached 1950s bungalow in Herne Bay. The consented scheme removes unsympathetic later additions and re-instates the original period character of the property frontage. To the rear, a large full-width extension is book-ended by a contemporary feature wall finished in Geobrick and Yakisugi charred timer cladding. A Sunflex ‘hide-away’ sliding pocket door system and large roof lantern will seamlessly connect the open plan living space with the extensive mature landscaped gardens.

  • Award-winning Art Deco Apartments

    Our Art Deco inspired design for this apartment scheme in Palm Bay has recently been awarded the top accolade in the Margate Town Pride Awards. The scheme was voted the best of 12 shortlisted properties, and given a prestigious blue plaque. We worked closely alongside the client and planning department to ensure that we were able to unlock the full potential of this site, whilst enhancing and preserving the historic character of the area. The Isle of Thanet News reported that “The calibre of nominations received indicates a growing awareness amongst the Society’s members of the major contribution that both renovation of often run-down properties and the erection of well-designed new properties, make to the overall attractiveness of our town.” Palm Bay, was recognised for its innovative, sensitive and eye-catching design, making a major contribution to the regeneration of the Cliftonville area. The development will now proudly display a blue plaque to mark the award. These were the 39th Town Pride Awards, the Society’s Chair, Pamela Pople said: “I should like to thank everyone who has been involved, contributing to making this year’s event such a special occasion. This year is particularly poignant, as is the first Town Pride Awards’ event that we have held since 2019 and the ideal opportunity to celebrate the positive impact that projects have made in the local area.” “I am delighted once again that we received nominations of such a high calibre, resulting in one Town Pride winner this year (Palm Bay) and 4 ‘Highly Commended’, each of which was diverse, reflecting the exceptional high standard of new projects that have been undertaken in the areas of Cliftonville, Margate, Westbrook and Westgate-on-Sea, which will contribute greatly in raising ethos and a sense of pride in our community.” #planning #design #development #architecture #margate #awards #turnerjacksonday #storehouselondon #walltec

  • Innovative design incorporates upcycling

    The extension and refurbishment of this detached bungalow in Herne Bay is progressing well on site. The clients design brief includes some thoughtful touches such as the creative re-use and upcycling of reclaimed building materials, scaffold boards, and a converted shipping container to create a versatile garden room and storage area.
